Once engaged, our Partners don’t just hand over their money. First, we provide one or more excellent acquisition opportunities in emerging markets throughout the country. We then provide a road map that instructs on how to navigate the opportunities with no charges up front. From here, partners can decide whether or not they wish to pursue the equity pool we’ve selected for them. At this point Avalon is paid $250 to initiate each project brought to the table. 

  • FIRST, we get you registered and make sure our program is a good fit for you. 
 
  • THEN, with ZERO out of pocket, we hunt down and make available to you one or more investment properties with at least a hundred thousand dollars of equity. AND you pay us nothing until you’ve vetted the entire opportunity first. 
 
  • While not obligatory, we highly recommend Acquisition Partners consider a simultaneous closing of 3 to 5 properties at a time. 
 
  • Portfolio creation versus one-off purchasing can be extremely profitable, provided projects are well managed. And a combined budget surplus could possibly ensure an errant “one-off” circumstance does not jeopardize or stall a project or portfolio.  
 
  • Once you’ve vetted the opportunity and decide to move forward, Avalon is paid an initial amount of $250.00 to develop the next phase of your portfolio acquisition. 
  • Once all the boxes have been checked and we’re moving forward, Avalon will arrange the purchase money to finance each project or portfolio. Upon Loan approval, Avalon will be paid $1,500.00 for lead up services. 
 
  • We also make sure all of the closing services, the hazard insurance, AND the purchase money are in place as part of your full finance package. 
 
  • HOWEVER, although we may be working to facilitate a portfolio or more than one property, each dwelling is considered its own project and will incur its own closing costs and fees, i.e. a two-property purchase will be three thousand dollars in this phase. 

Upon closing of acquisition Avalon will be paid a marketing and acquisition fee of ten percent of the “as repaired value” of the property or portfolio. However, this amount will come from transactional proceeds through buyer credits from seller, commissions, or other variations not attributable to payments directly from Partner. 

Avalon will also be paid 10% of the value of the property upon refinance or liquidation. 

Once all of the targeted properties have been acquired, Avalon will act as managing director/consultant to the project(s) for one year, and render services to Partner as requested or necessary. Once the year has passed Avalon will be paid the 10% noted herein and will quit claim any interests over to the partner of record.

Individual Conversion Unit Partners

End Users, Partners, or Investors who wish to purchase individual units may do so at the current discounted pricing noted in our portal. However, the discounted pricing is only applicable to units that have not been renovated by our custom design team and buyers will agree to the same terms & clauses that come with fully designed units.

A non-refundable initiation fee of $1,500 is collected from each Partner. Half of the fee will be due upon engagement. A full financial analysis on a pre-canvassed project will be given to each Partner complete with most recent market activity. We will also supply all contractual engagements necessary for the completion of a given project. For more information you may contact us at your convenience.

Note: Reservation fees are collected once a project has gone into escrow and will not be released to Avalon until close of escrow on each acquisition.

Once we complete our initial assessment, we either create a new brand on their behalf (Trademark & Website), and then determine if they wish to scale up the brand that we have created for them or scale up an existing brand they may have owned prior to engagement with Avalon.  The genesis behind formation of the Avalon PEG was to create a package containing all of the services necessary for a new or experienced investor to succeed in Residential Real Estate Investing.
