Years in the investment world has provided us with the ability to steward our partners through simple closing issues up through the most sophisticated challenges faced by investors. Quick Start Program

Avalon developed this Portal for Partners, members, and other affiliates who wish to move into the residential investment space immediately. Get your $150,000 of certifiable equity and or cash flowing property for only $250 per day (3 day min) $750.00). Maximum 3 people per cohort. Each participant responsible for their own fees to Avalon once profits from sell of project or funding from Branding occurs, whichever comes first. Avalon also collects a fee for Branding review or initiation. Total initial cost $1,500.00

No Up Front Fee Program

Congratulations on finding the best in class no up front fee program available for new real estate investors or partners who really want to level up or want to add more properties to their portfolio. Avalon Micro & EMD loans are established for Partners who don’t have start up capital to cover the initial stages of an acquisition. This funding ranges from $1k to $10k based on need. Funds can be used for initial deposits, early inspections, engagement fees, etc., and on expenses that lead up to an Avalon approved acquisition. 

Joint Ventures & Seller Financing

Whenever market conditions slow down things rarely stop altogether. To this regard we are well inclined to engage owners to carry (become the lender) for some or all of the financing necessary to make good deals happen. Lease Options, Land Contracts, Seller 2nds, Subject To’s, and JV Partnerships to name a few. We are also versed in presenting lease option, rent to own, and or Land contract terms to sellers. These contracts are easier to secure, however, no permanent deed is handed to a buyer until finance terms are fully satisfied.

Quick Start Package

Avalon offers the opportunity for first time and veteran real estate investors to take advantage of our Quick Start specials. The following outlines the initial steps we employ for our Partners who wish to engage immediately: 

STEP 1: We will build out your new Brand or assess your existing Brand.

STEP 2: Once initial Branding has been completed, we align you with the best financial resources available based on the conclusions of our assessment.

Step 3: Once assessment and Branding have been completed we then stock the shelves of your new store with the best assets available.

The Quick Start services noted below include, but may not be limited to the following:

1. Identification of one to three acquisition projects with a combined certifiable equity position of no less than $150,000 of certifiable equity per engagement. 

2. Acquisition & Inspection Coordination of at least one of the selected projects. 

3. Filing of Ownership Entity (i.e. LLC, Corp, Trust).

4. Website & Domain.

5. Employers Identification Number.

6. Appraisal Coordination.

7. Local Contractor Referral.

8. Title Services Referral.

9. Brokerage Services Referral.

10. Loan Service Referral. (Purchase Money, EMD, Gap, Bridge, etc.).

11. Business Management Services Referral. 

12. Property Management Referral.

Services may or MAY NOT be in cities or areas where Per Diem participants reside. LOCALES are to be approved prior to payment for services. 


Ancillary Transaction fees payable to Avalon may be negotiated aside from any amounts stipulated in engagement for services. These fees will may not be attributed to or dilute amounts guaranteed under any agreement entered between Avalon or its partners, members, or clients. 

Avalon receives no less than ten percent (10%) of vested ownership interest  and ensuing profits in any property procured on behalf of members or partners.

 


 

*Avalon PEG maintains a 10% vested interest of every acquisition project as well as 10% of any funds procured through our Branding portal.

Equity Package & Branding Special $1,500 ($750 Up Front / Final $750 Once Fully Branded).

Per Diems are Transactional. One Property / Equity Package Per Each Per Diem. Partners May Engage in up to Five Properties / Packages at a time with reservations. 

Upon Successful Venture, Partners Keep 90% of Vested Interest & Profits From Sale or Refinance of Property / Avalon Retains a 10% Vested Interest & Profits From Sell or Refi of Property and any funding secured through our Branding portals. 

Avalon Reserves The Right to Create Additional Income External to Vested Interests or Equity Positions. 

Add on partners will also agree to an additional $750.00 and ten percent of any funding besides main purchase money funds, secured through the Avalon Branding portal. Total cost of Acquisition & Branding package is $1,500.00. 

Per Diem fees are “stand alone”, and only applicable to one success Equity Pool. e.g. a member may have one or several Per Diem services being provided simultaneously. Past results are no guarantee of future success.

Yes. Up to three persons can elect to divide the initial fees we charge. However, upon fruition of a project the trio closes on, each member will pay the remaining balance of their individual membership package.

There is no amount of course work or presentations that can best prepare individuals to become real estate investors. The absolute best training is hands on. To this regard we prepare all who we engage that with Avalon they are moving into “real time” hands on experience. 

Rapid fire closing refers to the simultaneous engagement and subsequent closing of more than one property or acquisition at a time. The ABCs of real estate stands for “Always Be Closing”.

For example: You can own a property in Miami, Florida and operate the functions of acquisition and management from home in California including agency, insurance, and inspections.

Loan Partners & Affiliates

Avalon creates the best private relationships ever so we may service our Acquisition and Capital partners. To that end we’ve created a more than exceptional hybrid debt/equity program for our Small Cap Partners who wish to participate in one or more of the deals we select for our Acquisition Partners. 

Our Loan Partners earn 100% cash on cash (paid over one or more projects) for up to the first $20,000. Every dollar after that will earn a flat 20% return on the remaining balance of the equity position of each project.

Our Affiliated Funders may opt to only participate in cash on cash funding opportunities. These transactions are typically transactional and may have little to do with the core operations. Our affiliates may earn better than average returns, although the scope of participation may be limited.

We specialize in a variety of short term funding methods. Typically from one to thirty days. At days end the core of our model is to covert fluid side line money into institutional equity. 

This model was organically  developed over many years. The core theme is to be able to have all of the services necessary for a typical real estate investor in one locale. A “one stop shop” so to speak. 

Every acquisition prospect will be different. However, since the core of our efforts are gap and bridge funding the amounts won’t typically exceed $25,000. However, there may be occasions where we require much more, such as when we facilitate higher end markets like California. 

The core of our systems are extremely effective; however, they are driven by sustainable outcomes vs. Transactional outcomes. This is to say that our models don’t rely on or stop with one transaction. We typically generate several transactions for maximum efficiency and profits. 

 The lender affiliates or partners we use can take advantage of our acquisitions one at a time if desired; however, the opportunity to make a lot more money will be an option through our Rapid Fire Systems. This means several quick turn  transactions will be in motion at one time. 

We have an asset class that is just as simple to follow as lower budget acquisitions, and can produce seven figures or more at any juncture. 

We insure the confidentiality of our partners and affiliates primarily  through strategic vesting. Besides the relevant tax authorities, no one else has to know where our funding emanates from.

Through our strategic vesting techniques we typically put our partners or affiliates in position to take in the profits made through an acquisition. Instructions are given to title or escrow on the financial authority of the transaction going with our partner or affiliate. THEN the partner or affiliate pays Avalon whatever the agreement is. 

The length of time depends on the scope of the transaction. Some funds will only need to be extended for one to two days. Others may take longer. However, we typically structure our acquisitions to in and out of a transaction within a few days.
